Ontario's $4,000 Land Transfer Tax Rebate for First-Time Buyers

Ontario gives eligible first-time homebuyers a rebate of up to $4,000 against the provincial Land Transfer Tax, which in practice eliminates the tax entirely on homes priced at or below roughly $368,000. To qualify, you must be at least 18, have never owned a home anywhere in the world, and the property must become your principal residence within nine months. The catch for buyers in the City of Toronto: the rebate only applies to the provincial LTT, not the separate municipal LTT that Toronto charges at near-identical rates — so first-time buyers in Toronto still owe the full municipal tax even after the provincial rebate is applied, and Toronto offers its own separate, smaller municipal rebate. Outside Toronto, the provincial rebate alone covers most or all of the LTT on an entry-level home.
