Duty is calculated using marginal bands: 1.4% on the first $25,000, 2.4% on $25,001–$130,000, 6% on $130,001–$960,000, 5.5% on $960,001–$2,000,000, and 6.5% above $2,000,000. For first home buyers, duty is waived entirely on properties up to $600,000.

Berechnungsmethodik

This calculator applies SRO Victoria's published transfer duty bands progressively to your purchase price. Note: for properties above $960,000, Victoria's official schedule technically applies a 5.5% flat rate to the full dutiable value rather than only the marginal excess — this calculator uses a progressive model which produces a very close approximation. Foreign buyers are charged an additional 8% Absentee Owner Surcharge on top of the standard duty.

Befreiungen & Vergünstigungen

First home buyers pay no duty on properties up to $600,000 (principal place of residence). Between $600,000 and $750,000, a partial concession applies. Foreign persons and corporations pay an additional 8% Absentee Owner Surcharge.

Aktuelle Regeländerungen

The 6.5% top rate above $2,000,000 (incorporating the additional residential property duty) applies from 2023–24. First home buyer thresholds of $600,000 and $750,000 have been in place since 2017.
