Queensland's transfer duty is charged on a progressive scale from 0% to 5.75%, administered by the Queensland Revenue Office (QRO). First home buyers receive a full concession on new homes up to $700,000. Foreign buyers pay an additional 7% Additional Foreign Acquirer Duty (AFAD).

Duty is calculated using marginal bands: $0 on the first $5,000, 1.5% on $5,001–$75,000, 3.5% on $75,001–$540,000, 4.5% on $540,001–$1,000,000, and 5.75% above $1,000,000. First home buyers purchasing a new home up to $700,000 pay no transfer duty.

This calculator applies QRO's published transfer duty bands progressively to your purchase price, with a simplified first-home-buyer schedule that shows a nil-rate up to $700,000 and the standard 4.5% rate above that. The 7% AFAD is added for foreign buyers. Partial concessions within the phase-out range are not modelled here.

Queensland's first home buyer transfer duty concession applies to new homes only (not established homes), up to $700,000 for a full concession. Established home purchases by first home buyers attract the standard duty rate.

Rates reflect QRO's schedule effective July 2024. Queensland removed its first home buyer concession on established homes in 2012; only new homes qualify for the concessional rate.
