How it works
Duty is calculated using marginal bands: 1.9% on the first $120,000, 2.85% on $120,001–$150,000, 3.8% on $150,001–$360,000, 4.75% on $360,001–$725,000, and 5.15% above $725,000. First home buyers purchasing established or new homes up to $430,000 pay no duty.
Calculation methodology
This calculator applies WA's published transfer duty bands progressively to your purchase price, with a simplified first-home-buyer schedule (nil rate to $450,000, then 3.8% above). The 7% Foreign Buyers Duty is added for foreign purchasers. The exact first home buyer phase-out formula between $430,000 and $530,000 is approximated.

First home buyers — for both new and established homes — are fully exempt from duty on purchases up to $430,000 (partial concession to $530,000). Foreign persons pay an additional 7% Foreign Buyers Duty on all residential property.
