What is it
Ontario's Land Transfer Tax (LTT) is charged on a progressive scale from 0.5% to 2.5% of the property's value, paid by the buyer when a property changes hands.
How it works
First-time homebuyers can claim a rebate of up to $4,000, which effectively eliminates the tax on homes priced up to roughly $368,000 and reduces it on higher-priced homes. Buyers in the City of Toronto also pay a separate, near-identical municipal LTT on top of the provincial tax.
Calculation methodology
This calculator applies Ontario's provincial LTT bands to the purchase price and, for first-time buyers, deducts the maximum $4,000 rebate. It does not include the additional City of Toronto municipal LTT.
Exemptions & reliefs
Non-resident foreign buyers in Ontario are also subject to the province-wide 25% Non-Resident Speculation Tax.
