- Misrepresent the output of the calculator as a formal tax assessment or official government calculation.
- Resell or commercialise the Service or its outputs without our prior written agreement.
4. Accuracy and disclaimer
We make reasonable efforts to keep our rate tables, thresholds, and relief conditions up to date with official government sources. However:
- Tax legislation changes frequently and without notice. There may be a period between a legislative change and our update during which results reflect prior rules.
- The calculator handles standard residential property transactions. Edge cases — including linked transactions, mixed-use properties, company purchases, charitable organisations, leasehold premiums, exchanges, and transactions subject to specific exemptions — may not be calculated correctly.
- Results are estimates only. They do not constitute a formal tax return, a binding assessment, or a guarantee of the tax that will be assessed by any government authority.
Always verify the final tax figure with the relevant government authority or a qualified solicitor, conveyancer, or tax adviser before exchanging contracts or completing a property transaction.

Nothing on this website constitutes legal, tax, financial, investment, or professional advice. The information and calculator results are provided for general guidance only. We are not a law firm, a tax adviser, an accountant, an estate agent, or a financial services firm, and we do not hold any regulatory licence in any jurisdiction.

6. Limitation of liability
To the fullest extent permitted by applicable law, we exclude all liability for any:
