What is it

Stamp duty — officially "transfer duty" in most states — is a tax charged by Australian state and territory governments on property purchases, calculated on a progressive scale based on the purchase price.

How it works

Each state sets its own bands and rates. First home buyers often get a full or partial exemption up to a threshold, and foreign buyers typically pay an additional surcharge duty on top of the standard rate.

Calculation methodology

This calculator applies the selected state's progressive transfer duty bands to your property value, then adds any applicable foreign-buyer surcharge or first-home-buyer concession.

Exemptions & reliefs

First home buyer concessions vary significantly by state and are usually capped at a maximum property value, above which standard rates resume.

Recent rule changes

Rates reflect each state's schedule effective from July 2024.

Glossary
