UK Stamp Duty & Property Transaction Tax Calculators

The UK doesn't have one property purchase tax — it has three. England and Northern Ireland charge Stamp Duty Land Tax (SDLT), collected by HMRC. Scotland charges Land and Buildings Transaction Tax (LBTT) through Revenue Scotland, and Wales charges Land Transaction Tax (LTT) through the Welsh Revenue Authority.

All three are banded like income tax: each rate applies only to the slice of the price inside its band. They differ in the thresholds, the rates, the surcharge on second homes and buy-to-let purchases, and whether first-time buyers get relief — so the same purchase price can produce very different bills either side of a border.
