How this comparison works
Property transfer taxes are calculated using a progressive-band method: the purchase price is split into bands, and each band is taxed at its own rate — the total is the sum across bands, not one flat percentage applied to the whole price. This tool runs that calculation twice against the same property value, once per jurisdiction, so you can see the difference in total tax and effective rate without switching between separate calculator pages and re-entering the price each time.
Each side also applies the surcharges relevant to that jurisdiction where applicable — for example the additional-property surcharge in England, the Additional Dwelling Supplement in Scotland, non-resident surcharges, or Singapore's Additional Buyer's Stamp Duty tiers — using the same versioned rate tables as the individual calculator pages, so results stay consistent across the site.
