How it works

The 7% stamp duty and the 4% registration fee are calculated independently on the full property value and added together, making the combined effective cost 11% before any other charges.

Calculation methodology

This calculator applies Tamil Nadu's flat 7% stamp duty and the 4% registration fee — modelled as a surcharge — to the property value you enter, as published by the Inspector General of Registration, Tamil Nadu (TNREGINET).

Exemptions & reliefs

Tamil Nadu does not currently offer a gender-based stamp duty concession. Certain categories of property transfer (gifts between close relatives, government housing schemes) may attract reduced registration charges — consult your local sub-registrar.

Recent rule changes

Rates reflect the schedule effective April 2024. Tamil Nadu's stamp duty has remained at 7% for several years; the 4% registration fee is among the highest in India.
