What is it
West Bengal charges stamp duty of 6% on properties up to ₹1 crore and 7% above that, for property within a municipal corporation area such as Kolkata, plus a 1% registration fee.
How it works
The rate depends on both the property value and whether it falls within a municipal corporation, municipality, or rural panchayat area — rural areas typically attract a rate roughly 1 percentage point lower.
Calculation methodology
This calculator applies West Bengal's municipal-corporation-area rates (6% up to ₹1 crore, 7% above) to the property value, then adds the 1% registration fee. Rural rates are not modelled separately.
Exemptions & reliefs
Rural and panchayat-area transactions generally attract a lower rate than shown here.
Recent rule changes
Rates reflect the schedule in effect from April 2024.
Glossary
